Below is a step-by-step guide on how to safely purchase real estate remotely, without visiting Russia.
Step 1. Finding and Choosing a Property
- Research the market using federal and local websites such as CIAN, Avito, and DomClick.
- Pay attention to the seller’s reputation, the property’s history, and its documentation.
- Clarify whether purchase by power of attorney and remote registration are possible.
Step 2. Checking the Legal Purity of the Property
- Request an extract from the Unified State Register of Real Estate to verify ownership rights, history, and encumbrances.
- Ask for title documents and, if applicable, the spouse’s consent to the sale.
- Make sure the seller is legally competent or that the power of attorney is valid.
- If needed, arrange a valuation and a technical inspection.

Step 3. Contract Execution
- If you are outside Russia, authorize a representative (lawyer or trusted person) via a notarized power of attorney.
- The power of attorney must be notarized and include an apostille or consular certification.
- The representative signs the sale and purchase agreement and submits all documents for registration.
Step 4. Registration with Rosreestr
- Documents are submitted through an MFC service center or electronically.
- Registration takes about 5–9 business days.
- Upon completion, you receive an EGRN extract showing you as the owner.
Step 5. Property Handover and Use
- A handover act (transfer and acceptance document) is signed.
- Your representative receives the keys and transfers them to you or someone you authorize.
- If you plan to rent out the apartment, a property management company can be hired.
- It is also recommended to arrange insurance and check all utilities and communications.
